The dues primarily belong to Lurin Real Estate Holdings, a Texas-based company that manages both apartment complexes. While Lurin has made partial payments totaling nearly $304,000, as of August 7, they still owe over $420,000 for water services.

Delinquency notices were first issued to Lurin on July 24. At that time, the company owed about $256,000 across five accounts related to Elements on Third; four of these accounts have since been made current. However, one account linked to 208 units remains unpaid, with an outstanding balance of approximately $80,000.

For The Morgan, Lurin has two accounts that are seriously overdue, amounting to about $453,000. Neither account is current: one associated with 157 units has a balance nearing $47,000, while the second account, linked to 147 units, stands at roughly $293,000.

Residents have expressed confusion and dissatisfaction over their financial contributions to Lurin in light of the unpaid bills. They have raised concerns regarding the maintenance of common facilities, including poorly maintained swimming pools and the closure of gym facilities. Some tenants are contemplating legal options or consider breaking their leases due to the declining conditions at The Morgan.

In addition to potential water shutoffs, some residents are concerned that their internet service may also be affected by the unpaid bills. A number of tenants are actively seeking to terminate their leases early due to ongoing issues with property management and a perceived lack of accountability from Lurin.

Lurin Real Estate Holdings is currently facing financial challenges, with reports indicating a previous $400 million foreclosure involving several apartment complexes across Florida. Despite these difficulties, Lurin has claimed they are working collaboratively with the city to resolve the outstanding payment issues.

As residents await further updates, the city has committed to keeping them informed about the status of payments and has expressed intentions to minimize disruptions to support services. However, with multiple open court cases against Lurin in local counties for bounced security deposit checks and unpaid contractors, the situation remains fluid and uncertain.
