As the demand for housing rises, this development aims to breathe new life into the area while addressing the need for residential space in the bustling city of Plantation.

Exciting New Apartment Complex Proposal in Plantation

In the bustling city of Plantation, big changes are afoot as Stiles Corp. gears up to transform part of the Plantation Crosswinds office park into a vibrant new living space. The proposal, up for discussion with the Plantation City Council on February 12, is set to reimagine the parking lot of the office park located at 8201 to 8151 Peters Road. This change could mark a significant shift in how the area is utilized.

What’s on the Table?

The developers are eyeing a sprawling 22.3-acre site that is owned by Plantation Crossroads I LLC, part of Vanderbilt Office Properties out of Irving, Texas. This partnership seeks to breathe new life into the existing site, which currently features a sizable 101,441-square-foot office building, built back in 1997. The aim is to establish a much-needed residential community.

From Offices to Apartments

Originally, the proposal included plans for 325 apartment units, but the developers have made a few updates. Now, the plan includes 385 apartments spanning across a 4.9-acre ground at the edge of the current parking lot. That’s a noteworthy increase, and it promises great potential for the community.

What Will It Look Like?

The new apartment complex will consist of four buildings, each reaching heights between seven and eight stories. It’s designed to accommodate various living needs with apartment sizes ranging from a cozy 540 square feet for smaller units, all the way up to 1,345 square feet for larger options. The breakdown is as follows:

  • 167 one-bedroom units
  • 145 two-bedroom units
  • 56 three-bedroom units

Parking Solutions

With a growing community comes the need for adequate parking, and the developers plan to include a 548-space parking garage. This will help alleviate concerns about where residents and their guests will park, especially in such a busy area.

Why the Shift to Residential?

The trend of converting office spaces into residential units has been gaining traction in South Florida. Developers are adapting to the realities of the market, where many office buildings are facing struggling occupancy rates. By integrating apartments with office properties, not only can it enhance overall property values, but it also provides on-site housing for those working nearby. This approach creates a more connected community and vibrant atmosphere, as residents can easily commute to work.

The Role of Experts

The project is being designed by a talented team at Miami-based MSA Architects, with attorney William Laystrom navigating the important application process. As of now, officials from Stiles Corp. have opted to keep comments about the project under wraps, but the excitement is palpable in the community.

What’s Next?

As the Plantation City Council gears up to evaluate the proposal, many locals are eagerly anticipating the possible positives this large apartment complex could bring. From addressing the housing demand to enhancing local property values, this development could set a useful precedent for integrating living spaces into traditional office environments. Stay tuned as Plantation is on the verge of a potential transformation that could shape the future of this vibrant city.
