ST. PETERSBURG, Fla. — Work has wrapped up on ClearView, a 14-story tower with 363 apartments that is the latest piece of the $1 billion Echelon City Center taking shape in St. Petersburg’s Gateway area.

Tampa investment firm Third Lake Partners announced the completion this week. It built the project with Echelon, a developer based in St. Petersburg, and the first tenants moved in earlier this year.

The building stands at 101 Main Street North on about 1.7 acres inside the Carillon Office Park area. Units range from one to three bedrooms, from 725 to 2,263 square feet, and the project also has three-bedroom townhomes with private garages. About 20,500 square feet on the ground floor is set aside for shops and restaurants, and a five-level garage serves residents.

Amenities include a pool, a golf simulator in the clubhouse, shared work space and fitness areas. Residents can walk to a Publix and other businesses already open in the district, which is roughly a 15-minute drive to downtown St. Petersburg and a 20-minute drive to downtown Tampa.

Listed rents at the tower run from about $2,615 to $7,585 a month. The completed building gives the Gateway district a large new block of homes close to its offices, adding residents who can shop and dine within the development instead of driving into the city’s core.

KAST Construction was the general contractor, ARC3 Architecture designed the tower and ZRS Management runs the property. Site work began in March 2024.

The two developers are teaming up again downtown, where they plan a mixed-use redevelopment of the old UPC office campus and are building 3rd & 3rd, an apartment high-rise with street-level retail that should open early in 2027.
